Registration of Expression Of Interest (“EOI”) in Gera’s World Of Joy consisting of multiple projects to be developed in phases. Currently, EOI is invited for:

These projects will have different timelines for commencement & completion.

I confirm that this EOI is subject to the terms & conditions mentioned below which I have read and do accept.


I further confirm that mere submission or acceptance of this EOI does not, in it self, confer or create any rights in my favour in the preference of unit mentioned above & shall not be construed as a confirmation of allotment of unit in my favour. Acceptance and/or rejection of this EOI and/or any offer is at sole & absolute discretion of the Gera Properties Pvt. Ltd. I also understand that options mentioned above are indicative and shall vary as per the unit chosen by me. I hereby authorize Gera Properties Pvt. Ltd. to present & en-cash the cheque/demand draft enclosed along with this EOI. I also understand that if I decide to withdraw this EOI prior to signing of any Offer letter, Gera Properties Pvt. Ltd. shall refund the amount in full paid by me under this EOI, within a period of 30 days after written communication from me. I also understand that if I do not sign and accept the Offer letter as per company’s intimation to do so, Gera Properties Pvt. Ltd. reserves absolute right to reject this EOI & refund the amount(s) paid under this EOI without any interest. I also understand that if Gera Properties Pvt. Ltd. does not invite me to sign the Offer letter within 30 days from the date of this EOI, this EOI shall stands null and void & the amount(s) paid by me may be collected by me without any interest within 30 days from the date of this EOI.


ADDITIONAL TERMS & CONDITIONS


  1. I understand that I shall be communicated about the date of allotment via email within 7 days from the date of this EOI submission. This period may be extended to 30 days for any reason whatsoever by Gera Properties Pvt. Ltd.

  2. I am fully aware that the selling price mentioned herein is indicative only. The total consideration value of the unit type chosen by me is subject to change at the sole discretion of Gera Properties Pvt. Ltd. and I will be informed at the time of allotment i.e. submission of offer letter.

  3. I am fully aware that transfer of this EOI will not be permitted to any third party.

  4. In the event of myself not being invited within 30 days from the date of this EOI for submission of offer letter, this EOI will become void & I will collect the token amount paid without interest from the office of GPPL.

  5. I understand that Gera Properties Pvt. Ltd. reserves the right to withdraw/reschedule the scheme and consequently, withdraw/defer/cancel allotment of unit(s) to me by returning the cheque(s)/amount(s) paid.

  6. I agree & acknowledge that submission of this EOI does not guarantee the allotment of unit(s). Unit/s will be offered on a ‘first come first serve’ basis at the prevailing allotment price, subject to applicant(s) fulfilling all eligibility criteria to qualify for such allotment and hence the unit type may or may not be available at the time of allotment. In such an event, I shall be allowed to choose another unit type based upon availability at the time of allotment as per the preference selected.

  7. I agree and acknowledge that if unit(s) are allotted to me and I am funding the purchase of the unit(s) from a financial institution, I shall provide along with the signed offer letter the offer amount equivalent to 8% of the total package in reference to Table B above OR if I am planning to self fund the purchase of unit(s) I shall pay along with the signed offer letter 5% of the total consideration value + applicable GST.

  8. I agree and acknowledge that if unit(s) are allotted to me and I am going ahead with funding from financial institution, I shall present the following documents at the time of allotment / signing of offer letter to initiate sanction from financial institution who may be present on the day of allotment as intimated to me.

  1. Nothing contained in this EOI shall constitute an offer, contract, advertisement or booking between the parties as contemplated under the Real Estate (Regulation & Development) Act, 2016 & rules there under.

  2. Applicant hereby confirms that he has read the aforementioned terms & conditions & does hereby accept the same.
